General Terms and Conditions for Bookings

These terms and conditions apply to the legal relationship between the customer and the owner of the booking environment www.kabliku.eu (hereinafter referred to as Käbliku Holiday Homes), Käbliku_elamused OÜ, when purchasing accommodation services from Käbliku Holiday Homes.
In addition to these terms and conditions, the legal relationships arising from the purchase of accommodation services from Käbliku puhkemajad are governed by the laws of the Republic of Estonia.
Any disputes arising between the customer and Käbliku puhkemajad in connection with the purchase of accommodation services shall be resolved through negotiation. If no agreement can be reached, the customer has the right to contact the Consumer Protection Board to protect their rights. Disputes and issues not covered by these terms and conditions shall be resolved in accordance with the laws of the Republic of Estonia.
The validity period of the accommodation is considered to be the start and end dates of the accommodation.

Payment terms for reservations

All prices are in euros.
Advance payment for accommodation at the selected holiday home is mandatory in full. Additional services will be invoiced and paid for after your stay.
By agreement, a company or government agency may guarantee payment for services with a letter of guarantee.

Making and Confirming a Reservation

To book accommodation, please send your name or company name, email address, phone number, arrival and departure dates, number of guests, and specific requests regarding meals and additional services to Käbliku Holiday Homes via the booking form on our website or by email. The reservation is confirmed only if the Customer has received a confirmation from the accommodation provider at their email address.
If the Customer has received a booking confirmation but it turns out that the Accommodation Provider is unable to provide the booked vacation home, the Accommodation Provider is obligated to offer, at no additional cost, a vacation home of at least equivalent quality or alternative dates.

Cancellation, Modification, and Refunds

Cancellation of Reservations and Refunds
- If you cancel your reservation up to 60 days (inclusive) before your arrival date and notify us by email, the prepaid amount will be refunded (minus any service fees).
- If you cancel your reservation up to 30 days (inclusive) before your arrival date, 50% of the deposit will be refunded (after deducting agency fees).
- If you cancel with less than 24 hours' notice, the deposit will not be refunded. If you wish, you may postpone your reservation for up to 6 months, subject to availability. If your original reservation was booked at the low-season rate, you will be required to pay the high-season surcharge.

Pricing Policy for Guests with Extra Beds

Holiday homes may not accommodate more people than specified. Any exceptions must be agreed upon in advance.
Extra beds, including cots for infants, should be requested at the time of booking whenever possible.
Please check the maximum number of guests and room layout when booking.

House Rules and Additional Information

Check-in and Check-out: Access to the vacation home is from 4:00 PM to 12:00 PM. Early check-in is possible by arrangement.
Smoking: Permitted only in outdoor areas; please use an ashtray.
Pets: allowed by arrangement; must be kept on a leash.
Parking: Free in the customer parking lot; access to the buildings is permitted only for loading.
Guests of the client: €15 per day.
Quiet hours: 23:00 onwards
Fireworks: permitted only with prior approval.
Sale of alcohol to minors: prohibited; identification may be requested.
Cleanliness: The vacation home must be left in good order upon departure; any damaged items must be replaced.
Prohibited: moving furniture without permission.
Fire safety: Open candles and fireworks are prohibited near buildings.
Swimming: at your own risk in the reservoir; swimming while intoxicated is prohibited.
Fishing: by agreement and within the limits of the law.
Käbliku vacation homes are located in a natural setting — account for mosquitoes and varying weather conditions.
Fee for violation of the Terms of Use: up to €100 per violation or the cost of replacing the damaged property.
